From the Board of Directors

The following is in response to the many rumors circulating in the
community regarding the Financial Status of the EPOA.

The Board if Directors would like to state that all EPOA Accounts are
solvent and we are able to meet our financial obligations.


3/4/2010
The EPOA Board of Directors invites you to come to the Board Meeting
on March 13, 2010 at 10:00AM in the Marina Building.
At this time the Board will issue a statement regarding the recent
developments affecting the EPOA.

You will also have an opportunity to meet Alice Trunzo, the new EPOA
Manager.

Refreshments will be available following the meeting.

The EPOA office hours for the next two weeks are listed below. Please
bear with us as we make our transition. Any further alterations will be
posted here if needed, ASAP

Dear Property Owners:

The purpose of this letter is to advise you that on February 6, 2010,
following a Special Meeting of the Board of Directors, the Board accepted
Luana Olpp’s resignation as Property Manager.  The resignation was the
culmination of a meeting that the Board of Directors conducted with its
auditor and attorney.

The Board is pleased to announce that it has hired a temporary property
manager, Alice Trunzo.  Mrs. Trunzo brings over 30 years of property
management experience to the Escape and has been handling matters in
the office since Mrs. Olpp’s departure.

February 10 2010

The Board of Directors has hired Alice Trunzo as an Interim Property
Manager.  She will be in the office during the regular office hours.  

The Board will be sending out a letter to all Property Owners within the
next few days.

February 6 2010

As of February 6 2010 Luana Olpp has resigned as Property Manager of
The Escape.

The Sat. DEC. 12th. EPOA Christmas Luncheon start time has been
changed to 1 PM.
The Escape will provide Ham,
Turkey & Roast Beef. If you plan to attend call the office with what dish
you will
bring to share with the number of those attending. It can be veggies,
potatoes,
salad or dessert.

The children’s Christmas party will remain the same as stated below

13th. Children's Holiday Party at 2 PM. Snacks & drinks will be
provided. We are still working on the entertainment. Of course "Jolly Ole
St. Nick"
will make an appearance I'm sure!


The budget vote was completed on Tuesday 11/24/2009 at 11:30 Am the results
are as follows.

For Thanksgiving dinner,cookie exchange and dinner club information go to the

As per Rules and Regulations dated January 2008, Property Owners must submit
plans to the Architectural Committee for approval, before they begin to make any
changes (improvements) to the exterior of their homes or their property.  This
includes installing a new driveway or blacktopping an existing one.  Submittal shall
include all work to be done. This needs to be completed so that the Escape can
determine if such changes will affect the drainage flow of the community.  Failure
to do so will result in a fine.

Halloween party

The Wicked Witch of the west and her flying monkeys are inviting all the ghouls
and goblins of the Escape to our annual Halloween party. As usual, snacks will be
available along with piñata fun. There will also be a best costume contest. The
party will be held at the marina building on Saturday 10/24/2009 from 7:00 pm to
8:30 pm.

Congratulations’ Michael Berdodotti, William Donnelly and Joseph Gibbons. The official
EPOA vote count for Director has been completed as per our governing documents. May
you serve with distinction along with our remaining seasoned Directors.

Sept. 20 2009

Swimming Pool:  The Marina Pool has been open from 11:00 am - 5:00 pm on the
weekends since Labor Day.  This was done in an effort to try and extend the swimming
season.  The nights have been very cold and the days have not been that warm,
therefore, this weekend will be the last weekend that the pool is opened until next year.

The Escape Property Owners Association Dear Property Owners:
The Board of Directors of the Lake Wailenpaupack Watershed Management District
recommend small chipped stones, that are a grade recommended by Perm DOT, be
scattered on icy roads. This helps to provide traction and at the same time helps protect
the water quality in Lake Wallenpaupack. It is best to refrain from using rock salt or other
deicers since your community is to close to the lake.
For your information, Perm DOT uses 75% chipped stone and 25% rock salt when
necessary.

As you can see in the information above, the Escape management and Board do in fact
gather information and do the research necessary to make intelligent decisions based on
all the facts available.  This is not to say we will not use de-icing materials as we are still
researching this. Points to remember are we must protect our water system and this
beautiful lake we live by

EFFECTIVE IMMEDIATELY Building numbering Ordinance #85 The Commonwealth of
Pennsylvania Pike County.Each dwelling unit shall be numbered in accordance with this
ordinance #85.  All dwellings must post 911 Numbers of not less than 4 inche in height, all
smaller number shall be removed.Placement must be that numbers can be seen from both
directions when traveling on the street.  Numbers may be placed on building, fence, post,
or wall to clearly indicate the dwelling.No building permit or permits for property
improvements will be granted until such asignment has been made.  Any owner of a
property that does not have an assigned number shall call the EPOA office or apply to the
Pike County 911 office.These are not Lot numbers.Any person violating this ordinance
shall be subject to a fine of not more than $300.00 and the cost of prosecution, by Pike

2009 Swimming Pool Schedule

Pools will open for the season on June 13 2009

Each pool will be open 5 days per week.

Southerton Pool - Closed Tuesday and Thursday

Marina Pool - Closed Monday and Wednesday

ALL PERSONS IN THE POOL AREA MUST POSSESS A CURRENT EPOA SWIM
BADGE AND SIGN IN WITH THEIR NAME AND LOT #.  VISITORS MUST SIGN IN WITH
THEIR NAME AND THE LOT # OF THE PERSON THEY ARE VISITING.  VISITORS
PASSES MAY BE OBTAINED FROM THE OFFICE AT THE COST OF $2.00 PER
PERSON PER DAY

Cleanup day at the Marina will be May 2 2009 at 9:00AM. Please bring rakes etc to assist

Update on the Anger complaint against the Association.

The following was received from the Pa Human Relations Commission by Mike Riccio the
attorney representing the Associations insurance carrier in this matter.

This letter will notify you that the Pennsylvania Human Rights Commission (Commission)
has investigated the above referenced complaint of unlawful discrimination and has
determined that the complaint should be dismissed because the facts of the case do not
establish that probable cause exists to credit the allegations of unlawful discrimination.

The Board of Directors intends to review and update the By-Laws. Any member who has
any suggestions concerning the by-laws should submit them in writing to the office.

A reminder to all residents to stop at the office and pick up your 2009 vehicle stickers.

Complaints have been received concerning snowmobiles being operated on Escape
Roads. According to the Rules and Regulations snowmobiles are not permitted to be
operated on Escape Property. Violators will be fined. Snowmobiles may be trailered to the
marina parking lot and the boat ramp may be used to access the lake. Snowmobiles are
not permitted on the trails behind the marina building

The Board of Directors Meeting scheduled for January 10 2009 at 10:00AM has
been cancelled due to the Winter Storm Watch issued by the National Weather
Service.

The Holiday Luncheon will be held on Saturday, December 13 in the Marina Building from
1:00 pm to 3:00 pm.  Come on down for some Holiday socializing with your friends and
neighbors.

There is a typographical error in the Newsletter which was sent to each property owner.
The increase in dues referenced in the Presidents Column should read $10 for developed
and $5 for undeveloped properties.

The Holiday Season is here once again and the Board of Directors wishes all a Happy
Holiday Season.

It appears that we will be facing some tough financial issues in the year to come. I'm sure
most of you know that the budget for the 2009 year was defeated by a vote of 78-64. The
Board of Directors believes that the increase in the monthly maintenance fees of $10.00
was necessary in order to meet the expenses of the EPOA in a sound fiscal manner.

Since the By-Laws do not specifically cover the process to be followed in the event of a
defeated budget, the Board of Directors has decided that we will try to meet the expenses
of the EPOA for 2009 with no increase in the monthly maintenance.

It is important to note that we will be trying to meet the communities' expenses with monies
from a budget that was passed in the year 2007. Everyone who is maintaining a
household budget knows that their expenses have increased. The EPOA is faced with
those same increases while operating a water system and sewer plant and maintaining
the roads.

The Board will carefully monitor the budget on a monthly basis to determine our ability to
meet our mandated expenses. This means that some of the preventive maintenance
projects might have to put on hold as well as a possible cut back in some of the amenities
or a special assessment will have to be made.. We will keep you informed of our financial
status as the year progresses.

One project that we cannot put on hold is the Equalization Tank for the Sewerage
Treatment Plaor a special assessment may need to be made.nt. It is anticipated that we
will have more information as to the cost of this project early next year.

REMINDER: The minimum age to operate any recreational vehicle including golf carts on
EPOA property is 14 years of age. No one under the age of 14 may operate any
recreational vehicle including golf carts even of someone over 14 is also in the vehicle.

The Board of directors has classified "Air Soft Guns" as a pellet gun and therefore are
prohibited. The fine for possession on EPOA property is $500.00.

Effective immediately the following roadways have been designated as
NO THRU
TRAFFIC
roads.

South Granite Drive from Southerton Lane to Marina Way . Traffic on South Granite Drive
will be restricted to traffic going to homes on South Granite Drive and Granite T. South
Granite Drive will not be used as a thru street to Marina way.

Additionally traffic coming from Granite T to South Granite Dr will be restricted to making a
Right Turn Only. Signs have been posted at South Granite Drive and Southerton Ln,
Granite T and Marina Way.

Gingersnap Drive from Granite Drive to Southerton Lane. Only traffic going to and from
homes on Gingersnap Drive is permitted.

Please note the above roads are
not being closed they will be fully maintained year round
including plowing and application of anti skid in the winter. This restriction only controls
traffic flow.

The manager is responsible for the day to day business and operation of the EPOA. All
complaints, correspondence, etc pertaining to the business of the EPOA are to be sent to
the attention of the manager at the EPOA office. If the sender wishes to also send a copy
directly to board members or any individual member copies indicating the desired recipient
should be enclosed.

The maximum length of boats allowed in the slips of the Escape is 24ft. It has been the
practice of the office to register boats and issue stickers to boats of the proper length.
Recently a property owner in an effort to circumvent the rules submitted a fraudulent
temporary registration stating that a 26ft boat was 24ft. Therefore effective immediately
the following policy has been put into effect by the Board of Directors.

1. The length of a boat will be determined by the registered length as shown on a
permanent registration issued by the Pa Fish and Boat Commission.

2. Only a current permanent registration issued by the Pa Fish and Boat Commission will
be accepted to register a boat and obtain a sticker, with the following exception.

3. When a boat is newly purchased and a temporary registration is presented to register
the boat a copy of the Title or the Manufacturers Certificate of Origin clearly listing the
length of the boat must be attached.


4. The EPOA reserves the right to submit to the Pa Fish and Boat Commission or the local
Waterways Conservation Officer any questionable registration temporary or permanent for
verification of its authenticity and or accuracy.

All visitors must have a visitors pass. Passes may be obtained in person at the office
when the office is open. If a visitor arrives when the office is closed an
adult registered
resident must call the answering service with the following information: Their name and lot
number, name of visitor, make and color of vehicle and license plate number. If the visitor
is remaining a pass must be obtained at the office. All vehicles using or parked in the
common areas including the roadways must display a current EPOA sticker, hang tag or
visitors pass.
